Terms & Conditions
1) Accommodation: The accommodation cannot be sub-let or assigned. It cannot be let to a person less than twenty five years of age. Only the persons shown on the guest register & booking form are permitted to use the facilities of and stay in the property. No pets are permitted. Any breach of this rule will result in immediate evication of ALL persons in the home and termination of the contract with no refund for monies paid.
2) Arrival at the property should be after 4pm local time. The property must be vacated by 10am on the day of departure. These times may be varied by prior arrangement if circumstances permit. An early arrival or late departure may incur a fee, and all variations will be subject to confirmation in writing.
3) Cancellation: In the event that you cancel your confirmed booking, the following cancellation charges will apply: -

Please note the booking deposit is non-refundable; therefore, we strongly recommend that insurance be taken out at the time of booking, to cover possible cancellation.
4) Force Majeur: The owners of the property or their servants or agents will not be liable for loss or delay caused including:
· Strike
· Riots
· Political unrest
· Hostilities
· War or threat of war
· Terrorist activity
· Industrial disputes
· Fire
· Flood
· Weather
· Or any other event(s) beyond the owners control
We cannot accept any liability for:

- Or any other misadventure, which may occur whilst, renting our accommodation

5) Insurance Cover: Guests are required to have appropriate travel/holiday/medical insurance for the period of the holiday.
We cannot accept any liability for:
- Death
- Personal injury
- Sickness
- Accident
- Delay
- Loss of luggage/personal effects
- Or any other misadventure, which may occur whilst, renting our accommodation
6) The Lead Guest (person making booking) will take full responsibility for their party’s actions. No responsibility what so ever will be taken by the owners or Management Company for loss, damage or injury to persons or property during the hirers and accompanying party’s stay. Florida Law states that each property is licensed for a maximum occupancy of persons. i.e. 4 bedroom – 8/10 persons, 5 bedroom – 10/12 persons (each villa varies and specific details are contained on the booking information. If the law is violated the rental will be terminated, the guests will be ejected (with a sheriff if necessary) the owner/management company will retain all monies and the lead guest (person making the booking) may be liable for prosecution by the Lake County Licensing Department.
7) Payment: A booking deposit of $350 per booking is payable to reserve the required dates. Full payment, plus the security deposit, is due eight weeks before the arrival date. Bookings made within eight weeks of departure will require full payment to be returned with the booking form. A receipt letter will be sent on acceptance of the booking deposit and booking reservation form, confirming the date of the villa rental, the full payment required and the due date. The final payment receive letter will include maps of the villa, the villa entry information, guest registration form and other useful information.
8) Security Bond: A credit card swipe will be taken by our management company for a £250/$350 deposit that will be held against loss or damage occasioned by the use of the property by the parties to this agreement. The bond will be fully refundable after a satisfactory status report has been received from our management company. Failure to pay this bond will result in ejection of total party from the home with no refund.
9) Smoking: The owners respectfully request that guests refrain from smoking inside the villa. Violation of this rule will incur a charge to the security deposit for removing the smell from the home.
10) Swimming Pool: The property has a swimming pool and Jacuzzi and we do not accept liability for injury or death, howsoever caused, as a result of the use of the pool or spa. Children must be supervised at all times as the pools are around five to six feet deep at the deepest part. Guests must also exercise care on the surrounding surfaces, which may be slippery when wet. Please note that it is a serious offence under Florida law to tamper with the security fence that surrounds the pool and this should not be removed.
11) Child Equipment: The use of all child equipment, including but not limited to: - crib, highchair, stroller, are used entirely at the renters own risk and no responsibility or liability will be held by the owners or management company
12) Tampering: It is essential that guests do not tamper with the controls for the air-conditioning unit and sprinkler systems located in the garage, or the swimming pool controls in the lock box outside the villa. Adjusting these systems could cause extensive damage, and your security deposit may be forfeited if any damage is caused.
13) Telephone: All local, emergency and incoming calls are free. All outgoing long distance and international calls are to be paid for by the guest occupying the property at the date the call is placed either by credit card or calling card. Some homes offer free phone calls and this will be contained in the booking details.
14) Noise levels: we understand that you are on vacation but the villas are located in residental communities - noise levels MUST be kept down particulary after 10pm & before 7am - failure to abide by these by laws can result in early termination of the contract with no refund.
15) Jurisdiction: Signature of the booking form including electronic signatures constitutes acceptance of a contract on these terms and conditions.
